The reserve either takes the part of the contractor or refunds the investors. This will vary depending on the state of the project. Since developers only get paid out in installments, the maximum possible loss that the reserve has to cover never exceeds the last installment that has been paid out.

This enables holders to get a share of real estate’s profitability without the burden of settling on a specific investment.
