Real estate investor Grant Cardone laid out the mechanics of his real estate-<a href="https://www.thestreet.com/crypto/bitcoin" rel="noopener noreferrer nofollow">Bitcoin </a>(BTC) hybrid strategy in unusually candid terms during a closed-door&nbsp;<a href="https://www.youtube.com/watch?v=ONPpDT5kwjg" rel="noopener noreferrer nofollow">session&nbsp;</a>with brokers explaining exactly why Bitcoin gets added to a deal after the property itself is already secured.
<a href="https://www.youtube.com/watch?v=ONPpDT5kwjg" rel="noopener noreferrer nofollow"></a>
<h2 id="bitcoin-has-nothing-to-do-with-buying-the-property">Bitcoin has nothing to do with buying the property</h2>
Cardone was direct on this point when questioned in the room. The real estate purchase itself, he said, is a straightforward cash or financed transaction with the seller, <a href="https://www.thestreet.com/crypto/markets/gold-bull-issues-sharp-warning-to-real-estate-investors" rel="noopener noreferrer nofollow">Bitcoin plays no role</a> in that negotiation.
He described offering to write a check for the full purchase price as a deliberate signal to lenders and brokers, a way of demonstrating he doesn't need favorable loan terms to close.
<blockquote>
 "I'm not going to take a knee to you," he said, describing the approach as a long-term positioning move within the broker and lending community.
</blockquote>
Once the property is secured, Cardone said Bitcoin gets layered in separately, typically at or shortly after closing. His reasoning:
"I believe 282 apartments and 282 Bitcoin are better than 282 apartments". He framed the combination as a new kind of investment vehicle altogether, rather than a simple add-on, comparing it to combining established franchises into a single offering investors haven't seen before.

<h2 id="the-math-behind-a-potential-30-percent-return">The math behind a potential 30 percent return</h2>
Cardone said the hybrid structure could move <a href="https://www.thestreet.com/crypto/markets/anthony-scaramucci-attacks-trump-over-power-money-and-crypto-ties" rel="noopener noreferrer nofollow">annualized returns</a> from roughly 15%-30% if Bitcoin performs well, while the underlying real estate continues paying out steady cash flow regardless of what Bitcoin does.

<blockquote>
 "I could possibly go from a 15% return annualized to a 30% return if the Bitcoin works," he said, framing the combination as a way to capture upside that a pure real estate play simply cannot offer.
</blockquote>
<blockquote>
 He was equally direct about the downside. "If the Bitcoin goes to zero, this was a stupid, stupid adventure," he said, but added that the real estate component alone should still support the investment even in that scenario.
</blockquote>
What makes the comparison to "traditional investments" explicit is how he describes the payoff structure.
He's not waiting on Bitcoin to break even with the property's returns, he's betting it adds a multiple on top of gains the real estate has already locked in.
<blockquote>
 "I'll double everybody's money on the real estate, and I'll pick up a five-bagger on the Bitcoin. And I'll get paid while I wait to do that," he said.
</blockquote>
During the conversation, Cardone tied <a href="https://www.thestreet.com/crypto/investing/worlds-largest-bitcoin-holder-has-never-sold-a-single-coin" rel="noopener noreferrer nofollow">the Bitcoin layer</a> to a broader thesis: that pairing a stable cash-flowing asset with a volatile, high-upside one creates a structure that performs differently than either asset alone, provided investors understand which part of the return is guaranteed and which part is the bet.
